Here’s the latest on Northlake and Coconut’s southeast corner

The southeast corner of Northlake and Coconut Boulevards is the only corner at that intersection that has yet to be cleared. If you’ve been wondering what’s to come for this property, where a “medical office” sign is now posted, here’s an update.

Documents from a recent meeting of the Indian Trail Improvement District (ITID) Board of Supervisors show that plans for the property, dubbed Coconut Palm Plaza, now include a:

  • Gas station with 16 fueling stations
  • Convenience store with 5,000 square feet (one story)
  • Medical office with 38,500 square feet (two stories)
  • Freestanding emergency department with 10,400 square feet (one story)
  • 1.45-acre preserve
  • Lake
  • Walking path around the lake and through the preserve

 

It’s important to note that these plans are not final. They could change. But they give the public an idea of the property owner’s latest intentions for the parcel of a little over 11 acres.

The owner is Cornerstone PBG LLC. The land planning firm behind the project is Cotleur & Hearing, according to an application submitted to Palm Beach Gardens in February.

It’s also important to note that the Coconut Palm Plaza property is not part of The Acreage. So residents of The Acreage/Loxahatchee have essentially no say in what happens there. The Acreage Landowners Association (ALA) is sharing this update for informational purposes.

The annexation of Coconut Palm Plaza

The Coconut Palm Plaza property was slated to be part of the village of Loxahatchee, a municipality that would have included The Acreage/Loxahatchee area. But lawmakers declined to proceed with the incorporation process in December 2021.

Today, the Coconut Palm Plaza property belongs to Palm Beach Gardens. It’s part of a 301-acre stretch of land along Northlake that the city annexed in May 2023. Most of this land lies between Northlake and Hamlin Boulevards.

The annexation riled some residents of The Acreage/Loxahatchee, including ALA board members. It also surprised residents who were unaware that annexation could be completed so easily.

Palm Beach Gardens used a process called involuntary annexation to acquire the 301 acres. This process requires the approval of just over half of the property owners in the affected area.

The owners of 203 out of the 301 acres, including Cornerstone PBC LLC, signed consent forms agreeing to the annexation, according to news coverage at the time. No voter referendum was needed because the area did not include any homes or thus any registered voters.

The role of Indian Trail Improvement District

The latest plans for Coconut Palm Plaza were presented to the ITID Board of Supervisors in July because the property is in the process of becoming an active unit of development within ITID, which ITID refers to as Unit 19C.

As part of this process, the ITID Board of Supervisors had a public hearing about and voted to adopt a resolution regarding a water control plan for Unit 19C on July 16. (ITID is a special government district responsible for water control and drainage as well as parks within its boundaries.)
